How to Choose an ADU Builder in Oxnard (and Protect Yourself)

Updated October 16, 2026

Reviewing an ADU construction contract and plans

An ADU is one of the biggest projects you will ever do on your home. Choosing the right builder matters more than any finish or floor plan. Use this checklist before you sign.

1. Verify the license

Look up the contractor at cslb.ca.gov. Confirm:

  • The license is active
  • It has the right classification. A B (General Building) license is standard for ADUs
  • The name and license number match the business you are dealing with
  • There are no serious complaints or disciplinary actions

2. Confirm the bond and insurance

  • Contractor’s bond: shown on the CSLB lookup
  • General liability insurance: ask for a current certificate of insurance
  • Workers’ compensation: required if they have employees; also shown on the CSLB lookup

Do not take anyone’s word for it, including ours. We only refer homeowners to contractors who confirm they are licensed, bonded and insured, but you are responsible for verifying it yourself before you hire or pay anyone.

3. Look for real ADU experience

Ask for addresses of ADUs they have completed in Oxnard or Ventura County, photos of work in progress and finished units, and references you can call. ADUs involve permits, utilities and inspections that general remodelers do not always handle well.

4. Compare written, line-item bids

A good ADU estimate breaks out design, engineering, permits and fees, site work, utilities, foundation, framing, mechanical, finishes, and what is excluded. Lump-sum bids with no detail make it hard to compare and easy to get surprised.

5. Understand the contract and payments

  • Get a written contract that lists the scope, price, schedule and payment schedule
  • California generally limits the down payment on home improvement contracts to $1,000 or 10% of the price, whichever is less
  • Progress payments should match completed work, not run ahead of it
  • Get lien releases from subcontractors and suppliers as you pay

6. Red flags

  • No license number, or a license in someone else’s name
  • Pressure to sign today or pay cash
  • Suggesting you skip permits to save money
  • A price far below every other bid

Common questions

How do I check a contractor's license in California?

Use the free license lookup at cslb.ca.gov. It shows whether the license is active, its classifications, the contractor's bond, workers' compensation status and any complaints or disciplinary actions.

How much should I pay up front for an ADU?

For home improvement contracts, California generally limits the down payment to $1,000 or 10% of the contract price, whichever is less. After that, payments should follow completed work. Be cautious of anyone asking for large up-front payments.
